Flock Homes is a tax-deferred exit platform for real estate, built to simplify the lives of rental property owners. We turn the complexity of rental management into a seamless experience by letting landlords exchange their properties into a professionally managed portfolio of rental properties—the Flock Fund. Through the 721 Exchange, individual owners preserve wealth, defer taxes, and earn passive income without day-to-day management.

At our core, we believe that powerful financial strategies shouldn’t be reserved for institutions or the ultra-wealthy. By combining technology, transparency, and expert portfolio management, Flock Homes opens access to tools once limited to a select few. We are here to help everyday landlords transition from active management to long-term financial freedom, while keeping their wealth working for generations.

Our Story

For years, Ari balanced the demands of being both a landlord and a hedge fund manager. As life priorities shifted, he faced the same dilemma every landlord eventually encounters: how do you retire from managing rental properties without losing the wealth you’ve built? Drawing from his background in asset management, Ari knew the 721 Exchange was a powerful tool used by institutions and the ultra-wealthy to defer taxes and preserve wealth. But it was highly complex, expensive to structure, and completely out of reach for everyday property owners.

In 2020, Flock Homes was founded to change that. By building the first seamless, tech-enabled 721 Exchange platform, Flock Homes democratized a strategy once reserved for billion-dollar portfolios, giving individual landlords an easier path to passive investing, wealth preservation, and financial freedom.

2021

The Flock Fund launched with its first client to make the 721 Exchange accessible.
